Upon going through each module again I found some problems with the learning material that led to a lot of confusion and wasted time. In Module 2.1 with the Maximum monthly housing payment formula, it NEVER once states that you have to use the predetermined front-end ratios mentioned earlier in the module. So I was going through all of the problems thinking that I had to figure out the front-end ratio. Even in the knowledge checks there's no further information, all that is said is "the standard affordable front-end ratio is 28% for homebuyers with a conventional loan. Use the following formulas to arrive at the correct answer." Even in the explanation that is supposed to teach you how to do something doesn’t explain how to solve the problem. It's better to be explicit when giving information especially with math problems. How do you expect someone to know that they need to use certain pre-determined Front-end Ratios when it is NEVER said in the learning material?
Also with the maximum monthly housing payment formula, the start of the section/paragraph is literally "Maximum monthly housing payment" and then in the formula you refer to it as "maximum monthly housing expense." Why would you change what something is called literally on the same page? It's better to be consistent for less confusion.
I've become very frustrated with the learning materials and the presentation of information but this instance is what made me the most upset. I have a degree in elementary education and the way that information is being given is not effective at all. I realize that this is supposed to be self-learning and I need to figure it out myself, but when the information isn't being given at all, that is just rude and wrong.
